As we head into a week of reflection and gratitude, I’d like to take a moment to express how thankful I am for all of you.

This month, we reached a milestone of 300 members! As we continue to grow and expand our reach across the state, your generous support allows us to keep working towards our mission of ensuring housing options for all Nevadans.

Whether we’re building capacity through ElevateNV, spreading community awareness through educational events such as our monthly Lunch & Learns, or keeping you up-to-date on Federal, State, Policy, and Partner updates, our work as your trusted voice in affordable housing doesn’t stop.

Webinar: Putting the Community Reinvestment Act (CRA) to Work in Your Community

The Federal Reserve’s Connecting Communities webinar series is hosting a free virtual event on December 1st from 3:00 – 4:30pm Eastern Time (12:00 – 1:30pm Pacific Time). Learn how community-based organizations can fund projects and programs and get an edge if they’re eligible for funding under the CRA. Gain an understanding of how to identify potential partners, develop mutually supportive relationships, and shape proposals that speak to the needs of organizations and funders alike. Affordable Housing Development Training – Affordable Housing Finance

Enterprise Community Partners and NHC delivered a virtual training session on Affordable Housing Finance to provide participants with a better understanding of how developers, owners and advocates can support the development of affordable housing in local communities. You can watch the session on our YouTube channel to learn about LIHTC, the pro-forma tool, sources of funding, and the various financing layers.

Affordable Housing Development Training

Managing Design & Construction: A Virtual Session
Thursday, December 8th  |  11:00am – 1:00pm

This session will cover what is needed to take a project from concept to brick-and-mortar realization. Enterprise Community Partners will lead a discussion about important matters to consider with design, approvals, and construction. We will discuss coordinating the bidding process, administering and maintaining contracts, budgets, and schedules. We will also touch on property management and compliance considerations that need to be understood in this key phase.

Developing Affordable Housing in Nevada: A Workshop

In this workshop led by Enterprise Community Partners, you will learn from in-depth project case studies focused on rental acquisition and new development. Through these projects, we will learn more about development as a whole and talk through financing options, maximizing affordability, and project phasing. This session will also feature conversations with Nevada leaders on statewide, regional, and local resources that are available for affordable housing and on affordable housing development and access immediate feedback and action planning specific to projects you are pursuing.

Partner Update

Clark County Releases RFI for Scattered-Site County Parcels for Affordable Housing

The Clark County Welcome Home program is releasing a Request for Information regarding parcels available through tax-delinquency to determine interest in the rehab and management of individual single- and multi-family units that could be used for transitional, supportive or permanent affordable housing. The deadline to submit an RFI is December 1, 2022 at 5:00pm PST. Click here to read the full announcement.

Bureau of Land Management Makes Improvements to Affordable Housing Land Policies

On September 29th, the Bureau of Land Management (BLM) Nevada State Director officially updated the agency’s affordable housing disposal guidance to make it easier, quicker, and cheaper for jurisdictions and affordable housing developers to acquire BLM land for affordable housing developments. A number of Nevada Housing Coalition members, including Clark County, the City of Las Vegas, and Ovation Development, contributed significant time and energy in advocating for the updated policy, which is expected to increase opportunities for using BLM land to create affordable housing opportunities state-wide. Operation Home! Hosts Landlord Appreciation Event

In 2021, Operation HOME! (OH!) was launched with a goal to permanently house 2,022 people who are at the highest risk of negative impacts from Covid-19 by the end of 2022.

During this time, OH! has recruited over 300 Property Partners and 750 units. As of November 1, OH! has assisted 2,057 people with obtaining a permanent home, exceeding the proposed goal to house 2,022 people by the end of 2022!

To commemorate this wonderful accomplishment, on Tuesday, November 15, OH! held the 2nd Annual Landlord Appreciation Event. This ceremony was held at the International Innovation Center in downtown Las Vegas to recognize a combination of 40 Property Partners including property management, investors, and developers.

Each Property Partner was recognized for their individual contributions and highlighted for the impact they have made in the community since joining OH!

The event was sponsored by Clark County Social Service and the Nevada Housing Coalition.Thank you to Maurice Page, Owner at Page Strategic Solutions LLC, for sharing the details of this exciting event.

Nevada Rural Housing Breaks Ground at Hafen Village

Nevada Rural Housing (NRH) brings affordable housing solutions to Mesquite Nevada, breaking ground at Hafen Village on November 3rd. Hafen Village is a new construction development consisting of 96 units, providing a mix of 1-, 2- and 3-bedroom apartments for households living at or below 50% area median income.

Hafen Village’s units feature energy efficient appliances and patios or balconies, and onsite amenities include a clubhouse, leasing office, playground, exercise equipment, computer lab, library, laundry room, dog park, community gardens, mail center and a barbecue area – providing safe and affordable housing that meets the needs of its tenants at every touchpoint.

Hafen Village has begun construction and is expected to be available to the residents of Mesquite in mid to late 2024.

Nevada HAND and George Gekakis, Inc. Celebrate Grand Opening of Decatur Commons

Earlier this month, Nevada HAND and George Gekakis, Inc. hosted the grand opening of Decatur Commons, an affordable housing community providing housing to low-income families and seniors. The community features 480 and is located in Las Vegas.
